This position responds to maintenance and repair service requests, carries out preventive maintenance tasks, prepares apartments for turnovers, and stays on top of requesting required supplies in a timely matter. The Facilities Technician II ensures safety and functionality of the property’s buildings and equipment and ensures optimal service is provided to our customers.

Your Responsibilities

• Maintain the physical condition of the property according to The Scion Group’s Standard Operating Procedures, OSHA and Industry’s
• Perform physically demanding work to maintain the asset, and other property features to minimize liability
• Assume responsibility (as required) over operating, system monitoring/diagnostics, and preventative testing for major building systems.
• Operate system monitoring/diagnostics, preventative testing for life safety systems such as: fire pumps, fire alarm monitoring panels, dry/wet sprinkler systems, visual and audible alarms, back flow preventers, smoke detectors, CO2 sensors/alarms, fire extinguishers, emergency lighting, means of egress, and fire
• Assist in creating emergency and disaster preparedness plans and
• Maintain key management protocols and security, unlocking apartment doors and accompany/escort various vendors as
• Coordinate delivery and work schedules with vendors, contractors as approved by the Facilities Manager or Supervisor.
• Coordinate maintenance objectives and daily assignments with the Manager or
• Diagnose and perform routine maintenance/repair in a timely and professional
• Assure all service requests are completed

 What We Require

• High school/GED or trade school diploma and with minimum of 3-5 years of full-time general maintenance experience, or an equivalent combination
• HVAC certification/EPA 608 certification (Core, Type I, II & III)
• Certified Pool Operator (CPO), or intention to obtain within six months
• Clear and effective communication skills
• Knowledge of key management and security systems
• Knowledge of safety procedures with a safety conscious attitude, record of punctuality and dependability, ability to work with pressure of aggressive deadlines, and flexible schedule to accommodate after-hours and weekend emergencies
• Valid driver’s license
• Demonstrated ability to access computer programs and use or learn basic computer operations related to position requirements (ie. Entrata, CMMS, Building Automation system & Digital Control System)
• Ability and willingness to travel when required
• Ability to stand 8 hours or longer per day and lift up to 100 lbs. as necessary

Operational Details

• Job location is at the assigned property. May be required to travel periodically.
• Serves in an “on-call” capacity, except during approved PTO periods.

This individual is responsible for overseeing all aspects of resident satisfaction, communication, and engagement while supporting leasing, marketing, and compliance initiatives. The Responsibilities

Resident Relations & Community Experience

• Lead reputation management initiatives across review platforms and internal feedback channels.
• Mediate and resolve resident complaints with empathy and professionalism.
• Manage delinquency notices and financial backing follow-up support.
• Coordinate mutual terminations in accordance with company and legal standards.
• Lead crisis management efforts, collaborating with leadership and emergency services.
• Oversee resident insurance compliance and follow-up efforts.
• Organize and execute resident events to build community engagement and support retention.
• The RSM will assume responsibility for managing ETM staff only in the absence of a General Manager, such as during PTO or vacancies.

Leasing & Occupancy

• Oversee leasing workflows and generate lease documents in Entrata.
• Provide backup support for lead follow-up, sales calls, and lease execution.
• Manage immediate move-ins, inspections, and unit transfers.
• Lead Entrata BUA management and maintain accurate dashboards for leasing and reviews.
• Review and countersign housing agreements under the approval and direction of the General Manager, ensuring compliance with company policies and contractual standards.

Operational Support

• Support the General Manager in managing Entrata dashboards and performance metrics.
• Partner with accounting and operations on delinquency, financial aid, and related processes.
• Ensure timely processing of lease paperwork, renewals, and notices to vacate.

Marketing & Social Media

• Collaborate on local marketing campaigns and leasing promotions.
• Lead or co-manage social media efforts to promote events, resident engagement, and leasing updates.

Season or Situation-Specific Focus Areas

• Assist with seasonal or emergency-specific responsibilities, such as vacant position coverage, legal correspondence, Fair Housing matters, crisis management, and capital project planning or support.
• Display flexibility, sound judgment, and cross-department collaboration in evolving situations.

What We Require

• 2+ years of experience in property management, leasing, or resident services
• Strong interpersonal, conflict resolution, and customer service skills
• Ability to handle crisis situations and manage sensitive conversations
• Familiarity with Entrata or similar property management software
• Highly organized with the ability to manage multiple priorities
• Proficiency in Microsoft Office and social media platforms

Operational Details

• Full-time, on-site position.
• Will be called upon to provide additional support to other communities within the portfolio beyond your home property, based on operational needs.

Your Responsibilities

Staff Development and Leadership

• Provide leadership and coaching for Experience Team Member staff performance and foster a positive and productive team environment.
• Assist the General Manager with ensuring all onsite staff are trained and compliant with Fair Housing, safety and company policies.

Property Administration

• Assist with planning and executing successful annual Turnover processes.
• Assist with move-in and move-out processes.

Facilities & Capital

• Regularly inspect and report on property curb appeal and overall appearance of building exterior, common areas, amenities, and apartments.
• Coordinate work orders with appropriate staff to ensure requests are being met on time, necessary communication is sent to residents and customer satisfaction remains high.
• Keep a consistent pulse on resident feedback regarding facilities and maintenance needs.

Annual Turnover Process

• Partner with General Manager, Assistant General Manager and Facilities Supervisor in the planning and execution of annual Turnover processes.

Customer Experience & Sales

• Assist with all customer sales interactions, both personally and through directing team members in alignment with company standards.
• Utilize KPIs to report on trends, insights and proactively address issues.
• Provide expert direction on sales and revenue goals and lead the team to achieve them.
• Utilize KPIs to report on trends, insights and proactively address issues.
• Perform weekly market surveys to Identify and recommend local marketing opportunities, appropriate marketing messages and material to drive traffic to the property.
• Oversee all on-campus and in-person marketing events.
• Execute social media and communication strategies on various platforms to engage customers.

Financial Performance

• Manage promotional material and property incentives meeting marketing and concession budget.

Qualifications

• College graduate preferred, with a minimum of two years of customer service, sales and/or community management experience, or an equivalent combination.
• Ability and willingness to work up to six days per week for necessary level of management coverage.
