The Lead Engineering Technician is responsible for the day-to-day operations of a multi-building campus including owner occupied and third-party tenant space. This position serves as the organization’s dedicated HVAC technician and will self-perform preventive maintenance and repairs. In addition to HVAC, this role provides oversight of all base building systems and will directly supervise two facility technicians.

What You’ll Do:

HVAC – Self-Performance & Program Ownership

• Serve as the primary, hands-on HVAC technician for the campus.
• Perform preventive maintenance, diagnostics, and repairs on rooftop units, split systems, cooling towers, VAV systems, and associated controls.
• Maintain refrigerant logs, EPA compliance documentation, and service records in accordance with Section 608 requirements.
• Develop and manage a preventive maintenance (PM) calendar covering HVAC equipment across all buildings.
• Respond to HVAC-related tenant and occupant service requests in a timely manner.
• Evaluate and recommend capital improvements, equipment replacements, and energy efficiency upgrades.

Electrical & Plumbing Oversight

• Oversee and troubleshoot minor electrical issues including lighting, panel inspections, breakers, and emergency systems; coordinate with licensed electricians as required for permitted work.
• Manage routine plumbing maintenance including fixtures, drain lines, water heaters, backflow preventers, and irrigation systems; escalate and coordinate licensed plumber involvement as needed.
• Conduct routine inspections to identify and address electrical and plumbing deficiencies before they escalate.

Team Leadership & Supervision

• Directly supervise and mentor two Facilities Technicians, assigning daily work orders and ensuring quality execution.
• Conduct performance check-ins, provide technical guidance, and support the professional development of direct reports.
• Coordinate team schedules to ensure adequate coverage across all occupied buildings during standard business hours and on-call situations.

Multi-Tenant Campus Operations

• Serve as the facilities point of contact for third-party tenant maintenance requests across the two tenant-occupied buildings, ensuring compliance with lease obligations.
• Maintain building systems in an owner-occupied building to the highest standard of performance and appearance.
• Maintain accurate records of all maintenance activities, warranties, and equipment documentation across all buildings.

Vendor & Contract Management

• Identify when work exceeds in-house scope and manage specialty vendor relationships for life safety, elevators, fire suppression, and permitted trades.
• Obtain and review vendor quotes, track work orders, and verify completion quality.
• Assist in building the in-house HVAC program by identifying required tools, spare parts inventory, and service procedures.
  
  

What We’re Looking For:

• Advanced proficiency in commercial HVAC systems including refrigeration cycles, controls, and building automation systems (BAS).
• Working knowledge of commercial electrical systems (low-voltage controls, 480V equipment) and plumbing systems.
• Ability to read and interpret mechanical, electrical, and plumbing (MEP) drawings and equipment schematics.
• Strong diagnostic and troubleshooting skills with the ability to assess root cause and implement durable solutions.
• Supervisory and team leadership skills with the ability to delegate, coach, and hold others accountable.
• Effective communication skills for interacting with tenants, ownership, and vendors in a professional manner.
• Organizational skills to manage multiple buildings, work orders, PM schedules, and compliance records simultaneously.
• Proficiency with computerized maintenance management systems (CMMS) or facilities management software.

Minimum Qualifications:

• High school diploma or GED required; Associate’s degree or technical/vocational training in HVAC, mechanical systems, or a related field preferred.
• 5+ years of hands-on commercial HVAC experience, including installation, maintenance, and repair.
• 1+ year of supervisory or lead technician experience.
• EPA Section 608 Universal Certification (required – must possess at time of hire).
• Valid driver’s license with a clean driving record.
• Demonstrated ability to self-perform HVAC work without vendor support.
• Ability to lift up to 50 lbs, work at heights, and operate in confined spaces as required.

Additionally:

• This is a full-time, on-site position. Hybrid or remote arrangements are not available for this role.
• On-call availability is required for after-hours emergencies across occupied buildings; an on-call rotation schedule will be established with the facilities team.
• The organization is actively building its in-house facilities capability. This role will have meaningful input into program design, tooling, and standard operating procedures.

• This role is primarily performed in an office environment.
• Prolonged periods of sitting at a desk and using standard office equipment, including a computer, keyboard, mouse, and telephone.

Compensation: 

This range reflects total cash compensation, which may include base salary only or base salary plus target bonus, depending on the role. Where eligible, equity may also be offered separately and not included below. Actual compensation varies based on location, experience, and qualifications.

The Facilities Manager is responsible for the day-to-day operation, safety, and performance of Red Ventures’ campus facilities, ensuring an efficient, reliable, and high-quality workplace environment for employees. This role oversees building systems, preventive maintenance programs, vendor performance, and service delivery across the campus, while ensuring facilities meet operational, safety, and compliance standards. 

The Facilities Manager partners closely with internal stakeholders, service providers, and contractors to proactively address facility needs, minimize disruption to daily operations, and continuously improve the employee workplace experience. While the role may support facility upgrades and improvement initiatives as needed, the primary focus is operational excellence, lifecycle asset management, and responsive facilities support. This position also includes direct management of technician(s) and may involve occasional multi-site support across additional Red Ventures locations.

What You’ll Do:

Project Support & Operational Coordination

• Support facility renovation, construction, and capital improvement initiatives by providing operational expertise, site coordination, and continuity between ongoing facility operations and active projects.
• Partner with the Project Manager and contractors to help define scopes of work, validate operational requirements, and ensure projects align with long-term facility standards and business needs.
• Assist with reviewing project pricing, schedules, and phasing to help minimize disruption to daily operations and ensure operational readiness.
• Coordinate on-site activities, monitor impacts to building operations, and communicate operational considerations, risks, and status updates to internal stakeholders as needed.

Facilities Operations & Preventive Maintenance

• Plan, schedule, and oversee preventive maintenance programs across all campus buildings to ensure reliability, safety, and longevity of building systems while minimizing disruption to business operations.
• Monitor building systems and infrastructure (HVAC, electrical, plumbing, life safety, vertical transportation, etc.) and coordinate corrective maintenance as needed.
• Manage ongoing campus operational initiatives such as carpet replacement, exterior cleaning, parking deck maintenance, and seasonal readiness programs.
• Support occupancy readiness & campus layout efforts through planning, contractor coordination, and workspace preparation.

Vendor & Contract Management

• Serve as the primary point of contact for all facilities service providers, ensuring consistent service delivery across maintenance, operations, and facility support functions.
• Coordinate vendor schedules, site access, on-site escorts, work verification, and follow-up to ensure work is completed safely, accurately, and to expected standards.
• Lead vendor quarterly business reviews, evaluate efficiencies, and identify opportunities for service improvement or cost reduction.
• Conduct vendor market research to assess alternatives and ensure competitive pricing. Recommend contract renewals or changes as appropriate.

Budgeting & Cost Optimization

• Support the development and management of facilities operating budgets, including service contracts, maintenance programs, and operational initiatives.
• Track expenses against budget, review and approve invoices, requisitions, and payments, and ensure proper cost allocation and documentation.
• Identify and implement cost-optimization opportunities while maintaining service quality, including efficiency improvements, preventive maintenance enhancements, and space utilization strategies.

Cross-Campus & Multi-Site Support

• Provide facilities support, project coordination and/or potential vendor engagement for RV offices outside the Charlotte campus, including New York City, Atlanta, and Puerto Rico locations.
• Coordinate remote vendor support, preventive maintenance schedules, and service requests to ensure consistent standards and service levels across all locations.
• Maintain regular communication with local stakeholders to address facility needs, share updates, and support operational continuity at remote sites.

Administrative & Operational Support

• Manage facility service requests and campus repair needs, ensuring timely response, appropriate prioritization, and accurate documentation within applicable systems.
• Maintain records related to maintenance activities, inspections, warranties, vendor contracts, and compliance requirements.
• Ensure operational continuity through proactive coordination with internal partners, vendors, and leadership, anticipating facility needs before they impact the business.

People Leadership

• Manage a small team of facility technicians.
• Set and communicate clear expectations by defining scopes and delegating tasks, and setting priorities, success measures, and standards of performance.
• Provide ongoing feedback and coaching to support performance and skills growth.
• Maintain open, timely two-way communication by sharing relevant information, translating decisions into team context, and listening and responding to employee needs.
• Supporting workforce scheduling, workload balancing, and on-site coverage to meet operational demands.
  
  

What We’re Looking For:

• 5+ years of experience in facilities operations, building maintenance, or workplace services within a corporate, campus, or multi-site environment.
• Experience managing third-party vendors and service contracts, including performance oversight and issue resolution.
• Proven ability to manage operating budgets, review invoices, and identify cost-optimization opportunities.
• Experience leading or supervising facilities technicians or service teams.
• Strong communication and coordination skills, with the ability to partner effectively with internal stakeholders and external service providers.
• Ability to support multiple locations and manage competing priorities in a fast-paced environment.
• Strong understanding of building systems, preventive maintenance, service delivery, and day-to-day campus operations.
• Ability to manage service providers, evaluate performance, lead reviews, and ensure work meets scope, quality, and safety standards.
• Experience tracking operating budgets, reviewing invoices, forecasting costs, and identifying efficiency and cost-saving opportunities.
• Skilled at scheduling maintenance, coordinating vendors and technicians, and balancing operational needs with workplace impact.
• Proactive in identifying facility issues, prioritizing repairs, and resolving problems with minimal disruption.
• Clear communicator with the ability to translate operational needs, provide updates, and align with business partners.
• Experience leading and developing technicians through clear expectations, coaching, and accountability.
• Ability to manage and coordinate facilities services across multiple locations and remote teams.
• Occasional travel may be required for project work or cross-site support. 
• Flexibility to work during early mornings, evenings, or weekends for major project milestones or preventive maintenance is required.
• Hybrid work may be possible depending on business needs.

Preferred Qualifications: 

• Professional certification such as CFM (Certified Facility Manager), FMP, SFP, or similar facilities-related credential.
• Experience supporting a large corporate campus, multi-building environment, or multi-site portfolio.
• Working knowledge of CMMS platforms, asset lifecycle management, and preventive maintenance planning.
• Familiarity with workplace safety, regulatory compliance, and life-safety systems, including inspections and audits.
• Experience partnering with dedicated project managers on capital improvements, renovations, or workplace upgrades.
• Exposure to space planning, occupancy planning, or workplace experience initiatives.
• Strong data and reporting skills, including vendor KPIs, budget tracking, and operational metrics.
• Experience operating in a fast-paced, growth-oriented, or high-change environment.

• This role is primarily performed in an office environment with frequent on-site walkthroughs of campus buildings.
• This role requires extended periods of walking, standing, and occasional lifting of up to 5-25 pounds depending on project needs.
