Job Description
At Olsson, we support our clients by acquiring real estate and/or various property rights needed for their expansion and capacity projects. As an associate, you would research property ownership, prepare various agreements and deeds, create and update maps, exhibits and kmz files depicting acquisitions, track the progress of acquisitions through various databases and matrices and contact and negotiate directly with landowners. Travel to inspect projects and meet with landowners would be required.
Qualifications

You bring to the team:
- 3-5 years of experience negotiating right of way agreements
- Experience in URA guidelines required
- Experience reviewing and/or negotiating real estate contracts
- A bachelor’s degree is required; a master’s degree or Juris Doctor (JD) is preferred
- Ability to research public land records and prepare various agreements and deeds associated with acquisitions
- Experience communicating and working directly with affected landowners
- Must be capable of performing well within a remote team, and representing Olsson’s real estate group in this geographical area
- Ability to obtain a notary public and/or real estate license in Missouri, Arkansas, Nebraska, Colorado and other states as needed
- Experience with survey and title services and the ability to interpret both as they apply to acquisitions preferred
- Experience reviewing engineering design plans as they relate to acquisitions preferred
- Strong communication skills
- Ability to contribute and work well on a team

Job Description:
As a Project Manager for Olsson’s Rail Track Team, you will lead the delivery of complex terminal and intermodal rail projects from concept through completion. Your responsibilities will include overseeing track and civil design efforts, managing project execution and schedules, conducting quality control reviews, and developing cost estimates. You’ll also contribute to scope development, support business development initiatives, and drive process improvements to enhance efficiency and quality across deliverables.
What You’ll Do:
- Define project scopes, schedules, and budgets—and keep them on track.
- Lead cross-functional teams on intermodal or other rail terminal designs, aligning skills and resources with project goals.

As an Assistant Engineer for Olsson’s Rail Track Team, you will be responsible for a wide variety of tasks including track & civil design, project execution, quality control reviews, scheduling, estimating, and potential travel for projects. You will also support marketing and business development efforts, coordinate with technical staff, and promote efficiencies in producing quality work.
Primary Duties and Responsibilities:
- Assists with project design elements for engineering projects utilizing familiarity with standard techniques and established methods.
- Performs entry-level plan production and receives clearly defined instructions for necessary tasks.
- Gains knowledge and experience working within design and modeling software.
- Receives guidance from senior level staff to assist with project schedules and technical engineering calculations.
- Contributes to limited portions of a broader project while under direct supervision.
- Gathers and prepares research to assist with the assembly of technical reports.
- May provide mentoring to student interns by answering questions and offering guidance with routine assignments.
- May travel and work in all types of terrain and weather conditions at project sites in various stages of construction.

As a Project Engineer for Olsson’s Rail Track Team, you will be responsible for a wide variety of tasks including track & civil design, project execution, quality control reviews, scheduling, estimating, and potential travel for projects. You will coordinate projects with other Olsson teams, perform and coordinate design aspects of projects; direct team members on design tasks; maintain project records; coordinate with clients and attend client meetings. Job Description
As an Assistant Engineer on the Rail Structures team at Olsson, you will support a variety of routine engineering tasks that enhance your technical knowledge and familiarity with industry practices, tools, and team collaboration. This entry-level role contributes to the development of purposeful, high-quality design solutions that address real-world engineering challenges, particularly in the railroad sector.
Primary Duties and Responsibilities:
- Assist with project design elements using standard techniques and established methods.
- Perform entry-level plan production with clearly defined instructions.
- Gain experience working within design and modeling software.
- Support senior staff with project schedules and technical engineering calculations.
- Contribute to limited portions of broader projects under direct supervision.
- Gather and prepare research for technical reports.
- Provide mentoring to student interns by answering questions and guiding routine assignments.
- Travel and work in various terrain and weather conditions at project sites in different construction stages.
Qualifications
You bring to the team:
- Bachelor’s degree in civil or structural engineering
- Must possess or obtain Engineer Intern certificate (EI)
- Experience in MicroStation, Risa 3D analysis, and Bluebeam Revu preferred
- Strong communication skills
- Strong problem-solving skills with keen attention to detail
- Ability to contribute and work well on a team
Expectations:
- Adept in verbal and written communication
- Solid interpersonal, problem-solving, and decision-making skills
- Ability to diligently research applicable requirements and regulations
- Advanced mathematical and analytical abilities
- Working knowledge (or ability to become proficient) in applicable technologies
- Understands their role in quality management
- Develops an understanding of how the firm operates as a consulting business and how this role contributes to its success
- Holds a valid driver’s license and maintains a good driving history
