About this Manager / Senior Fund Analyst, Fund Management role at ESR Group
This is a high-impact role at the centre of ESR's fund management business, supporting the growth of our logistics investment platform across Singapore and a key Southeast Asia markets (e.g. Vietnam). As part of a lean, high-performing team, you'll sit close to live transactions and fund decision-making — building the financial models that underpin acquisitions and divestments, shaping how deals are structured, and helping communicate performance to some of the region's most sophisticated institutional investors.
We are looking for candidates at the Senior Fund Analyst or Manager level, depending on the depth of relevant experience the successful candidate brings.
MAIN RESPONSIBILITIES & ACCOUNTABILITIES
Fund Management
- Deliver quality, timely and accurate reporting to internal and external stakeholders
- Build, maintain and own fund level models to support fund-level decision-making through budgeting, forecasting and sensitivity / scenario analysis
- Contribute to capital planning, cash flow management and performance monitoring across the fund lifecycle
- Assist with all fund reporting, compliance and operational requirements
- Support fund formation and capital raising initiatives
Investment & Disposition
- Support all recapitalization, acquisition and divestment activity across the funds and ventures, from initial screening through to completion
- Build and own rigorous financial models to assess returns, structure and risk across a range of scenarios
- Coordinate and manage due diligence workstreams, liaising with internal teams and external advisers to keep transactions on track
- Support deal structuring with careful consideration of legal, tax and regulatory implications, among other factors
Technical Excellence
- Take full ownership and accountability for all financial modelling and analysis, including (but not limited to) fund models, acquisition and divestment analysis, budgeting, forecasting and valuation
- Ensure models are accurate, well-structured and clearly presented so they can be relied upon for material investment and fund-level decisions
- Continuously improve modelling tools, templates and analytical approaches
Strategic Reporting & Investor Relations
- Act as a key point of contact for investors on operational and fund matters, responding to queries in a timely, professional manner
- Prepare high-quality investor, board and management reporting on a regular basis, along with ad hoc analysis on fund-related matters as required
- Help translate complex financial and operational data into clear, decision-useful insights
Requirements
Essential
- Relevant degree in Business, Real Estate, Accountancy, Economics or a related discipline
- Minimum 3 to 4 years of experience within Real Estate Private Equity, Real Estate Fund Management, Asset Management or Investment
- Advanced financial modelling skills, with the ability to build and audit complex models independently
- Strong command of Excel and a sound understanding of core valuation and return metrics (IRR, equity multiple, NPV, yields)
Desirable
- Exposure to the logistics / industrial real estate sector
- Familiarity with the Singapore and/or SEA real estate markets
- Understanding of fund structures, deal structuring and associated tax and legal considerations
